Space permitting, late registrations may be accommodated through 5pm Monday Sept. 15, 2025. Note we make no warranty that late registration will be available for any event. Late registrations shall require both a Late Fee of $25 AND a refundable registration deposit of $25. Registration deposits are refunded within three business days as long as the registrant attends the meeting.
If your plans change and you can no longer attend, please email [email protected]. Cancellations must be made by 5PM 7 calendar days prior to the date of the event. Cancellations made after this point (and no shows) will not be issued back the $25 deposit.

Overview of Tax-Deferred Exchanges
This will be a discussion concerning the tax mitigation and estate planning benefits of 1031 and 721 exchanges for real estate owners with low basis properties. Attendees will develop an understanding of: (i) Delaware Statutory Trust; (ii) 1031 exchanges and their potential benefits; and (iii) 721 exchange and their potential benefits. Attendees will learn about the procedures and specific rules around exchanges and who might benefit from an exchange.
About the Speaker
Tom Lester, CAIA

Tom Lester is a Senior Regional Director supporting New England and New York for Hines Wealth Solutions, LLC, the broker-dealer affiliate of Hines. Since joining in 2004, Tom has been involved in business development for Hines-sponsored public and private funds, with a primary focus on helping financial professionals in the Northeast access institutional-quality real estate for their client’s portfolios. Founded in 1957, Hines is a privately owned global real estate investment, development and management firm.
Prior to Hines Wealth Solutions, Tom served as a Regional Vice President for Enterprise Funds. Additionally, Tom earned the designation of Chartered Alternative Investment Analyst (CAIA®). CAIA® holders are certified to have met the association’s educational standard as a specialist in the area of alternative investments, which include hedge funds, venture capital, private equity, funds of funds, derivatives and real estate investments.
Tom graduated from Providence College in 1990, and currently resides in Concord, Massachusetts with his wife Kristen and two children, Sophia and Griffin.
